Most commercial build-out is executed to a base-building standard, and it reads exactly like what it is.
We bring a high-end residential finish discipline into commercial space — the same layout planning, the same tile and millwork standard, applied to a retail floor, a restaurant, an office suite or a building being converted to a use it was never designed for.
The second thing commercial clients need is a date. A lease starts, an allowance has terms, an opening is already announced. Schedules are sequenced around your operating hours from day one, and anything that threatens the date reaches you while there's still time to decide about it.
This is custom build-out work, not general commercial contracting. We take interior build-outs and renovations for landlords, brokers, tenants and owner-occupants across Oakland and Macomb County. We don't chase public bids, municipal contracts, demolition or environmental scopes — that's a different business with different economics, and staying out of it is exactly why we can hold the finish standard on the work we do take.
Converting an existing building means working with what's there — timber structure, masonry, ceiling heights and openings that a new build would never give you. Those are the features that make the finished space worth more than a box, and they're also the ones a crew without finish discipline will bury under drywall because it's faster. The project shown throughout this page is a church conversion where the timber cathedral ceiling was kept, restored and made the centerpiece of the room.

Notes from the walkthrough become a line-item estimate, typically emailed within a day. Scope and price in writing before anyone swings a hammer.
A project manager holds the schedule, the permits and the inspections so the site is never idle waiting on someone. A qualified foreman runs the site itself, directing our tradespeople and holding the finish to standard every day the job is open.
Progress photos if you're not on site, and an immediate call — not an invoice surprise — the moment anything comes up outside the original scope.
We walk the job with you the day before completion so anything you want corrected is handled on the final day. Then the invoice, and the keys.
Answers
Yes, and for occupied retail and office space it's usually the only way the job makes sense. Nights, weekends and phased areas are normal for us. What matters is that the sequence is built around your hours from the start rather than bolted on after the schedule was already written — which is the difference between a phased job and a disrupted business.
Yes. TI work has its own rhythm — a landlord allowance, a tenant with a date they've already announced, and a lease that starts whether or not the space is ready. We price to the scope in the work letter, flag anything that isn't going to work before it becomes a change order, and build to the date.
